What the Austin listings look like

Outside the big event weeks this is a straightforward midweek market. Tech business travel brings people in for two nights, Tuesday to Thursday carries most of the activity, and things drop off at the weekend when the business travellers have gone home and Rainey Street belongs to students and locals. That is close to the inverse of a tourism town like Myrtle Beach, and it means a Wednesday here has more active listings than a Saturday.

Listings skew independent rather than agency, more so than in Dallas or Houston. During all three, availability tightens weeks rather than days in advance and rates move with the hotels.

The Domain deserves its own mention. North Austin’s second downtown, built around the tech campuses, functions as a separate market — its own listings, its own clientele, and a real journey from downtown at the wrong hour.
